While mortgage bankers were pricing future rate cuts into their offerings back in July and early August, the housing inventory showed the results! Demand rose and inventory is being gobbled up. This graph shows what the majority of news headlines are jabbering on about as homes going under contract is beginning to outpace new listings hitting the market.
Now i won't say that this is crazy for this time of the year as many would-be home sellers have already put their product to the market. This time of the year, folks are distracted with 1) the extreme heat and/or 2) back-to-school chaos. They aren't listing their homes unless they are being forced to by a job change, financial hardship or life status change. No one is going anywhere because they want to.
But, there's a SWEET SPOT upon us! That gray area where INTEREST RATES are LOW **and** PRICES are LOW!
This would be one of those rare times when rates are dropping, and before busy home buyers notice the headlines and make it back to their loan officer, YOU can still snag a great deal on a home!
Let's look at home prices...
Price per square foot is down - almost like it hit bottom a couple weeks ago!
INTEREST RATES, NOW in the 6's or BELOW (FHA)
The most influential report is THIS WEEK! the jobs reports comes out and gut feelings are that the job market is softening to the point that the Federal Reserve can no longer ignore where the economy is truly heading. Due to recent statements made by multiple Fed Presidents, mortgage spreads are falling as lenders look at two additional mortgage rate adjustments in the last week!

HOME SELLERS: Hold Tight! Buyers are on their way!
HOME BUYERS: Have a conversation with your loan office and get an update on your loan approval letter which may state the interest rate you qualify for. You'll need this letter to start shopping for a home and to make an offer. Still, you can bet that Sellers will consider incentives to use for buying down the interest rate further, or other discounts.
